We support infill plots, backland sites, replacement homes and small housing developments in Newcastle and the wider North East. An initial feasibility appointment can test access, layout options, neighbouring amenity and the planning questions that affect the site.
The agreed scope may include a review of planning history, sketch layouts, an initial capacity study and advice on surveys or specialist input. We can then develop the preferred option for planning and, under a further appointment, coordinated technical design.

Do you work throughout Newcastle upon Tyne?
Yes. We support suitable residential projects across the city from our North East studio, including homes in Gosforth, Jesmond, Heaton, Fenham and Newcastle Great Park. Site visits and meetings are agreed within the appointment; we do not claim a Newcastle office.
Do I need planning permission for a Newcastle house extension?
It depends on the original house, previous additions, the proposal's dimensions and any local restrictions. Some work can be permitted development, while other extensions need a householder application or prior approval. The property should be checked before design assumptions are fixed.
Can you help with a property in a conservation area?
Yes. We can assess the building and conservation context, develop a proportionate design and prepare relevant architectural information. Newcastle City Council currently lists 12 conservation areas, each with its own character and supporting documents.
Do you prepare Building Regulations drawings?
Yes. We can develop an agreed scheme into a coordinated technical package addressing relevant matters such as structure, fire safety, insulation, ventilation and drainage, with specialist information provided by separately appointed consultants where required.
Can you assess permitted development options?
Yes. We review the original house, planning history, dimensions and restrictions before advising whether permitted development may be available. Where appropriate, a proposed Lawful Development Certificate can give formal confirmation from the council.
Do you work with homeowners and residential developers?
Yes. The practice supports homeowners, landlords and small residential developers on extensions, remodelling, lofts, conversions, new homes and planning-led feasibility work, subject to an agreed scope.
How much does an architect cost in Newcastle?
Fees depend on the property, complexity, survey information, approval route and stages required. Our fee calculator provides an initial indication; a written proposal confirms the actual scope, exclusions and fee before appointment.
