Planning and design

Plan your home project.

For homeowners and property owners across the Midlands and North East. Start with your location and the changes you want to make, then follow the guidance relevant to your property.

Before your first conversation

A useful brief starts with the existing property.

Send the address, photographs, any existing drawings and a short description of what is not working in the house today. Explain which rooms you need, who will use them and whether the priority is more floor area, better daylight, easier access or a more practical layout.

Include your intended construction budget and timing, together with any previous planning decisions or surveys. If you are comparing properties or considering development potential, say so at the outset. That helps us focus the initial discussion on feasibility before committing to a detailed scheme.

For an extension, consider how the new space connects to the kitchen, garden and circulation. For a conversion or new dwelling, start with the proposed use, access and accommodation brief. We can then agree whether the next step is a survey, feasibility review, planning application or technical drawing package.

Find local support

Choose the area closest to your project.

Our studios are at Izabella House in Birmingham and Acklam Hall in Middlesbrough. These pages explain the architectural support available for each area and provide a route to discuss the property itself.

Shared practice guidance

Understand the planning and technical stages.

Our general guides for England explain the design, planning and technical stages. Explore the articles below, then discuss how they apply to your property.

Use these articles to prepare questions and understand the stages involved. A general guide cannot settle the position for an individual address: existing permissions, the building and the proposed work still need to be reviewed together.

Bring the guidance back to your property.

When you are ready, send your address and brief to our team. We will discuss the scope and agree which architectural stage you need next.
