Moseley includes the Moseley and St Agnes conservation areas, with Article 4 controls applying in parts of both. The planning strategy should therefore be developed alongside the architecture rather than treated as a separate exercise.
Yes. We can review room layouts, circulation, storage and the relationship between the kitchen and garden before testing an extension. A measured survey and design brief help establish what can be improved within the existing footprint. Structural alterations and any heritage or approval requirements are considered as part of the agreed design scope.
We provide architectural design and drawings; a separately appointed contractor carries out the work. Our fee proposal identifies the survey, design, planning and technical stages included. Building work, structural engineering and authority fees are separate, and site project management is not included.
Some extensions may be permitted development, but conservation-area status, Article 4 controls, the property's planning history and the size and position of the proposal must all be checked before relying on those rights.
Article 4 controls can remove permitted development rights for certain external alterations. Depending on the property and area, changes to windows, doors, roofs, boundaries or other features may require planning permission.
Trees in conservation areas receive protection. Notice may need to be given to the council before pruning or removing a tree, and Tree Preservation Orders may impose additional controls.
