A substantial rear extension transformed this Warwick home into a spacious, light-filled family property. The new accommodation brings the kitchen, dining and living areas together within one generous open-plan space, with extensive glazing creating a strong connection to the garden. Dark timber cladding and pitched roof forms give the extension a distinctive contemporary character while responding sensitively to its residential setting.

An interior study for a children’s home, exploring calm shared rooms, clear circulation and a warm domestic setting with views towards the garden.

A children’s-home with modest rear extension to create a brighter shared living space and a stronger connection with an enclosed garden.
Leamington Spa includes Regency and Victorian townscape, established suburban streets, conservation areas, listed buildings and contemporary growth areas. Residential work must balance heritage and local character with neighbour amenity, parking, landscape, flood considerations and modern standards of space and energy performance.
Hepburn Architects can support the project from early feasibility and planning strategy through to Building Regulations drawings and consultant coordination. The appointment is tailored to the property, approval route and information already available.

Leamington Spa proposals may need to address the Warwick District Residential Design Guide, the made Royal Leamington Spa Neighbourhood Plan, conservation-area policies and the town-wide HMO Article 4 Direction.
Some extensions may be permitted development, but the property's location, planning history, conservation or listed status, Article 4 controls and the detailed dimensions of the proposal must be checked.
